Energy Performance Certificates Scotland

Energy Performance Certificates for Commercial Buildings (Scotland)

What is an EPC?

Since 4th January 2009 every new sale or letting requires that the building has an Energy Performance Certificate (EPC) if larger that 50 sq metres.  Contact us here.

Why do we have EPCs?

They are required under EU law by the Energy Performance of Buildings Directive (EPBD). Each member state of the EU is responsible
for implementing the directive. The Scottish Government via Scottish Building Standards (SBS) is responsible for the implementation of the directive.

Which buildings require an EPC?

Generally, all public buildings over 1000m² will need to display an EPC, even if they are not being sold or leased. Examples include colleges, community centres, libraries, hospitals, benefit offices and crematoria.  Exemptions to the requirement for an EPC include stand alone buildings less than 50m² , e.g. sheds and summer houses.

When were EPCs introduced?

  • May 2007 - construction of new properties
  • January 2009 - non-residential sales and lettings
  • January 2009 - certificate must displayed in public buildings
